Over the past 30 years Carrus has developed and sold over 8000 residential property lots. Carrus brings a wealth of knowledge, experience and financial security to residential property development. Below are a selection of residential property developments that have been completed over the past 28 years.


Bethlehem Heights

One of the most prestigious and prominent subdivisions in Bethlehem, Tauranga – commenced in 1993 and consisted of 210 lots.

Bayfair Estate

This subdivision is located in Mt Maunganui, consisted of 320 lots, commenced in 1987 and was completely sold out by 1992.

Meadow Views

77 residential and lifestyle lots located in Welcome Bay, Tauranga. This was undertaken as a Joint Venture with the Tauranga District Council.


Containing some 123 lots, this residential subdivision is located in Ohauiti, Tauranga, commands views of the inner Harbour and all lots sold by 1998.


A lower priced residential subdivision located in Greerton, Tauranga consisting of 111 lots with all sold within 18 months.


Another subdivision in the Bethlehem triangle – the total development was 111 lots with all sold by February 1998.


This prime industrial estate comprising 32 lots located in Mt Maunganui was all sold within 12 months of commencement of construction.

Cheyne Park

This 71 lot residential development located in Pyes Pa, Tauranga was extremely successful with all lots sold within 4 months of release to the public.

Endeavour Heights

A medium range subdivision located in Welcome Bay, Tauranga comprising 110 lots.

Sterling Gate

This residential subdivision consisting of 176 lots located in Bethlehem, Tauranga, consisted of a wide variety of sections from flat to elevated and adjoins a local native reserve.


16 rural residential lots located in Bethlehem, Tauranga – this was another Joint Venture with the Tauranga District Council.

Pacific Cove

A very successful 168 lot development in the heart of Papamoa and only minutes walk from the beach.


A 99-lot development located in Taupo. This development enjoys superb views over the lake and mountains. All sold within 20 months of opening.



Developed in 2001 this 22 lot rural residential subdivision is located in Welcome Bay, Tauranga and commands superb views of Mt Maunganui and inner harbour.

St Clements

Released in 2001, this 44 lot residential development located north facing in the heart of Bethlehem off the very popular Orange Lane in Tauranga is nestled against a native reserve walkway.


Greenwood Park

The village is located in Welcome Bay, Tauranga on some 43 acres of land. This development is still recognised as one of the most prestigious retirement villages in New Zealand.

Somerset Heights

Located on the northern corner of Hamilton, this 429 lot subdivision commands a “surrounding country feel” with views out to Hamilton City and beyond – only 10 minutes drive to the CBD but still at a passable distance to many conveniently located community facilities including schools and shopping centre.

Shrewsbury Park

107 lot residential subdivision located in the quaint township of Katikati – renown for it’s famous murals and great community spirit.

Kenepuru Landing was a Joint Venture project with Ngati Toa, located in central Porirua.  

Kenepuru Limited Partnership developed and sold the first two stages  which comprised both conventional sections and medium density lots where houses were designed specifically for each piece of land and on-sold to selected builders to complete and on-sell to their clients.

A change in direction by Ngati Toa resulted in them purchasing Carrus’ share of the partnership in 2022 and they will continue to complete the project.
